The Forte (“Property”) Referral Program (“Program”) is administered by property management for THE FORTE. Participation is subject to the following terms and conditions. By participating, the referring resident or individual (“Referrer”) agrees to comply with these terms.

1. Program Eligibility & Participation:

• The Referrer must be a current resident in good standing (no material lease violations, all fees/rent current) of THE FORTE at the time of both the referral and the reward payout.
• The referred individual (“Prospect”) must be a new applicant who is not, and has not previously been, a resident, occupant, or guarantor at THE FORTE, nor have they previously submitted an application or toured the property within the last 12 months as identified in our records.
• Employees, agents, or affiliates of THE FORTE, its ownership, management company (Forte95 Management LLC), or marketing agencies are not eligible to participate as Referrers.
• The Program is valid for new leases of designated available apartment units, subject to availability.

2. Referral Process & Valid Referral:

• To qualify, the Referrer must formally pre-register the Prospect’s full name and contact information with the leasing office via the official referral form or process BEFORE the Prospect’s first scheduled tour or any independent contact with the leasing office. Inquiries can be directed to the leasing team.
• A “Valid Referral” occurs only when:
  a) The Referrer has pre-registered the Prospect per the above requirement.
  b) The Prospect completes a standard rental application within 30 days of their first registered tour/contact.
  c) The Prospect’s application is approved, they sign a new lease for a qualifying apartment, and they take occupancy, paying all required move-in funds.
  d) The Prospect must list the Referrer on their application.
• Referrals not pre-registered will not be honored.

3. Reward Structure & Payout:

• First Valid Referral: Referrer will receive $1,000.00.
• Second & Subsequent Valid Referrals: Referrer will receive $1,500.00 for each additional Valid Referral.
• All rewards are issued as a referral bonus. Payment will be made via check or electronic payment after the Prospect has fulfilled all lease commencement obligations and paid their first full month’s rent. Payout typically occurs within 30 days of the qualifying move-in date.
• Rewards are subject to applicable income tax reporting. A Form 1099-MISC or other relevant tax form will be issued as required by law. The Referrer is solely responsible for any tax liabilities associated with the reward.

4. General Conditions & Limitations:

• THE FORTE reserves the right to modify, suspend, or terminate the Program, or these terms, at any time without prior notice. The current program details are available at forte95.com.
• The reward is per qualified lease (apartment), not per Prospect. In the case of multiple roommates, only one referral reward is paid per leased apartment.
• This referral reward cannot be combined with any other promotional offer or concession provided to the Prospect unless explicitly authorized in writing by property management.
• The reward is non-transferable, non-assignable, and may not be exchanged for cash equivalents, applied as rent credit, or donated.
• Any attempt to abuse the Program, including but not limited to self-referral, submitting fictitious leads, or collusion, will result in immediate disqualification from the Program, forfeiture of all earned or pending rewards, and may be considered a violation of the Referrer’s lease agreement.
• The Program is void where prohibited by law.

5. Lease Agreement Supremacy:

• This Program is a separate incentive. It does not amend or constitute part of any residential lease agreement. The terms of the Prospect’s executed Lease Agreement govern their tenancy exclusively. The Referrer’s continued residency and good standing are prerequisites for reward payment.

6. Agreement:

• Participation in the Program constitutes the Referrer’s full and unconditional agreement to these Terms & Conditions and the decisions of THE FORTE property management, which are final and binding in all matters related to the Program.
